 WASTEWATER INFORMATION

Within the Four seasons Community there are a variety of sewer/wastewater system configurations.  Many of the newer homes, especially those on Shawnee Bend, have a MEYERS (or similar) grinder pump system.  There are also a number on Horseshoe Bend.

Your Board of directors contracted with a single vendor, ENVIRO-LINE, CO., for a yearly inspection and maintenance program. ENVIRO-LINE is also the original equipment and parts supplier manufactured by Meyers.  The complete collection system was designed by Harms Engineering, using Meyers pumps.

In order to protect your health and safety, for the protection and safety of your property and that of the community, we want to take this opportunity to remind everyone of the requirement to ensure these systems are operating properly and that they are in compliance with the Missouri Clean Water Law and regulations.

This agreement is authorized as part of the Declaration of Restrictive Covenants, and funded by your yearly assessment.  The most current version of this document and the 2006 budget is available for review on www.fourseasonspoa.com

We want to take this opportunity to remind everyone of the requirement to ensure these systems are operating properly to ensure, compliance with the Missouri Clean Water Law and regulations; your health and safety and that of the community; and the safety and protection of your property.

ENVIRO-LINE Co inspects each system in the spring and fall of the year to ensure they are working within specifications.  This service is included in the annual assessment charge.  If repairs are needed they will make every effort to contact you directly or through US RESORT MANAGEMENT before repairs are made.   For systems out of warranty, the charges for parts and labor are the responsibility of the property owners.  The contract with ENVIRO-LINE requires that they respond and repair malfunctioning systems within three hours of a red light or alarm.  Consequently, the ability to contact you in a timely manner is critical.  If contact cannot be made, they will repair the system to ensure that the previously stated health and safety requirements are met.  You may be billed directly or through the [Lakesites]  POA. 

Our [Lakesites POA] Declaration of Restrictive Covenants grants access to any lot to the contractor for necessary repairs.  It states “The right to enter any lot or tract at any reasonable time for the purpose of inspection, maintenance and repair of any part of the sewage treatment system, or for the purpose of inspecting for possible violation of the provisions of these covenants and restrictions, or possible violations of the Missouri Clean Water Law and regulations, is granted to the Association and its authorized representatives, the PSC, its successors and representatives, the Developer, and the representatives of any person, firm, corporation, municipality or public agency contracting or otherwise acting with or for the Association to provide operation, maintenance of monitoring service for the sewage treatment system.”  (The most current version of the Declaration of Restrictive Covenants and the 2006 budget is available for review on www.fourseasonspoa.com .)

Please ensure that you have provided current contact information to Enviro-Line Co. so they can reach you to get your approval prior to making repairs.    (Contact numbers will be provided at the end of this article).

While is may be possible to locate parts and service from a company other than ENVIRO-LINE, we have entered into a single source contract to ensure that knowledgeable technicians are utilized who maintain and have immediate access to the required inventory of certified parts.  This ensures that the systems will be properly repaired on a timely basis.  Environ-Line Maintains, at their Sunrise Beach Service Facility, all of the parts and pumps required to repair your system.

All of us have invested significantly in our property and our community.  As both individual property owners and your Board representatives, we make every effort to minimize expenditures.  We also endeavor to ensure we have access to appropriate resources to protect our collective investment.  Board representatives take this duty seriously and have made every attempt to ensure our waste/water systems are well-designed and well maintained.

For your information ENVIRO-LINE Co. offers a “labor only” annual contract to the homeowner. This is entirely optional with each property owner.   Prices may vary based on system and location.  Should you have interest please contact them directly.

GRINDER PUMP DO’S AND DON’TS

In an ongoing effort to keep Four Seasons property owners informed about issues regarding wastewater, we would like to discuss the grinder pumps on Porto Cima. There seems to be some confusion about these systems. In particular, what should and should not be disposed of into them? This article will give you some useful information about that and a few other things. But first it would be helpful to explain a little bit about grinder pump stations.

 

Sewage grinder pump stations (with the exception of the 21 homes that are equipped with NSF Class 1 wastewater systems) service all of the homes on Porto Cima. These pump stations accept the sewage from your home and pump it into the sewage collection system and then on to the wastewater treatment plant. These systems work very well as long as a few simple guidelines are followed. The first is to not put grease down the drain. When the grease enters the grinder pump station it cools off and floats on the surface of the water. It then sticks to everything it comes into contact with and causes problems with the controls. The best thing to do is to throw away the grease along with your regular trash. Besides grease, there are many items that should not be introduced into the system. These include: glass, metal, plastic (toys, utensils, etc.), sanitary napkins or tampons, seafood shells, diapers, rags, clothing, and dental floss. By refraining from disposing of these items into your system you will help limit the number of service calls that might be necessary.

 

The next guideline addresses landscaping. In some cases landscaping covers up the grinder pump tank. This is not good because if there is a problem with your system and the service people cannot locate the tank then the problem can’t be fixed. So, please make sure that your landscaping does not interfere with your grinder pump station in any way.

 

One last thing that you should know is that your system has an alarm panel that warns you when the system has a problem. It is important that you check your alarm panel regularly by observing the green light on the front of the panel and testing the buzzer. You should also replace the 9-volt battery every year for the power failure alarm. While the alarm provides adequate warning that service is required, it’s important that water usage be limited during the interim prior to having the unit serviced.

 

A town hall meeting has been scheduled for May 17th starting at 7:00 p.m. at the clubhouse at Porto Cima. Richard Bowers, President of Enviro-Line Co. Inc., will be on hand to answer any questions or concerns you may have regarding your grinder pump station. In addition representatives from U.S. Resort Management will be in attendance.
