Greetings from your Porto Cima Townhome Property Owners Association Board

Your Board held it’s first meeting of 2006 on March 11 to discuss issues important to our community. We believe it is important to keep you informed of progress on important matters and plan to do so periodically throughout the year. We encourage your feedback and suggestions on the issues we deal with and on actions we recommend/take. Our focus is to maintain a beautiful and safe community, to sustain the quality and value of our townhomes and to do so in an economically sound manner.

To briefly highlight a few of our current issues:

1)       Moisture problems behind the Dryvit in various homes across our neighborhoods. We recently completed a building inspection program which identified some buildings with excessive moisture in the walls. With the help of our POA manager (Todd Nelson) we have been working with Four Seasons Homes to complete the analysis of the inspection reports, and to plan appropriate corrective action as quickly as possible. Investigation into the cause of moisture in the walls at Bello Point is currently underway.  We have requested a written commitment from Four Seasons Homes detailing the work to be done with estimated completion dates.

2)       We have identified several charges that were mistakenly sent to our POA and we have redirected as appropriate. This “treasure hunt” has reduced our costs a bit.

3)       Several dead trees that were potential hazards in our communities have been removed. We expect this to be a continual need and have fortunately identified a good, reasonable and reliable firm.

4)       Switching to lake water for irrigation is moving forward at Villa La Cresta to reduce costs. The home owners in Villa La Cresta shared in the cost of the pump.

5)       A badly eroded, hazardous drainage swale at Villa La Cresta will be corrected.

6)       Installation of fire hydrants remains an active topic. You will receive a note soon summarizing the choices we have and our recommended approach.

7)       Exterior Wood Deck Supports and Steps
You POA Board has recognized a potential problem facing those owners who have wood deck support posts and steps associated with their townhome.  Four Season Homes does not apply any preservative during construction. This lack of preservative will lead to inconsistent appearance and probably premature replacement costs. Future maintenance and replacements costs will eventually be born by each individual homeowner.

In order to get ahead of this issue, the board offers the following suggestions. We recommend that all untreated exterior wood be treated as soon as possible.  We also recommend that the wood be cleaned and power washed prior to treatment. In order to maintain uniformity, we recommend that one type of preservative be used (“Sikkens” Cetol SRD alkyd oil base one coat translucent wood finish in 077 Cedar Color which is available at Dugan’s paint in Osage Beach and Laurie).
 
For those homeowners who have not previously treated their wood and who are interested in having this done professionally, please contact our POA manager, Todd Nelson. Todd will then make arrangements for this to be completed at your expense, but hopefully at a “group” price.
