Dear POA Members:

 

PORTO CIMA TOWNHOME POA ANNUAL MEETING DATE SET FOR SATURDAY, NOVEMBER 3, 2007 AT 9 AM.

Please note your calendars, and plan to attend The 2006 annual meeting of the Porto Cima Townhome Property Owners Association.  The meeting will be held on Saturday, November 3, 2007 at 9:00 AM at the Porto Cima Golf Course Clubhouse, in the meeting room adjacent to the main dining room.

 

SNOW REMOVAL POLICY 

The Board adopted a new snow removal policy effective the Fall of 2006. The new policy requires that 2” of snow has fallen before removal of snow on all POA drive ways. If less than 2” has fallen, only the drives of POA members that are currently residing in their townhome will be cleared.  Therefore if your are planning a trip during the winter months please contact Todd Nelson, POA Manager@ 573.216.2380  to let him know your drive needs to be cleared. If more than 2” of snow has accumulated or any accumulation of ice, all drives will be cleared. 

 

OFF SEASON CHECK LIST

While the majority of POA members are not full time Residents, the board would like to remind all home owners of few things.

  1. Make sure to shut off your main water line  to your townhome when leaving for extended periods of time

  2. Have someone check your townhome at least monthly for any signs water leaks. While the POA is responsible for roof maintenance(all roofs inspected twice annually) not all leaks can be seen from the outside.  The sooner any leak is detected, the better.

  3. Check your LP gas levels.  If your tank runs empty, you will need to have the lines bleed and pilot light relit by a professional.  To avoid additional service calls make sure your tank doesn’t run empty.

 

DUE DATE ON QUARTERLY ASSESSMENT STATEMENTS AND LATE FEES

Townhome Assessment statements are mailed on or about the 1st of each calendar quarter, [Jan., April, July, Oct.] and are due upon receipt.  Effective with the October 1, 2006 statement a late fee was established for balances remaining unpaid 60 days after the statement date.  The late fee has been set at 3% per month and will be added as a “late charge” to the next assessment bill  This action has been taken to help us keep unpaid balances under control.  By way of comparison, both Co-Mo Electric & Lake Regional Water & Sewer impose a late fee [5% & 16%] after approximately 20 days.  The board appreciates your understanding.  It is the owners responsibility to keep their billing address & contact information current and notify the POA if they do not receive a quarterly assessment statement.  If for some reason you do not receive your quarterly statement as expected, you should contact Todd Nelson, POA Manager, to get a duplicate mailed or faxed to you.

 

A REMINDER REGARDING DOG OWNERS OBLIGATIONS
Many owners have dogs, some have more than one.  We all love our pets.  The Lakesites & Townhome POA regulations on pets, dogs in particular is clear.  Pets are never to be left to run at large. It is not permissible to open the door and let the dog out unsupervised.   It is the pet/dog owners OBLIGATION to pick up after their pets at all times.  This means that if children cannot be relied upon to “pickup” then they should not be supervising the pets “business”!    This also means that dog owners out walking their dogs should carry with them the means to effectively cleanup after their pets.   This is not always the case.  There have been owner complaints regarding lack of cleanup on the part of dog owners.  Cleaning up after someone else’s dog, especially if you are not a dog owner yourself, is very annoying.  Lawn mowing crews frequently must step over dog excrement that was not properly cleaned up.  This can be difficult when operating a large mower.   We do not have large lots around the townhome units, this makes it more important to cleanup after our pets.  Your co-operation will be appreciated by your neighbors.    THE COMPLETE PET POLICY IS ON THE TOWNHOME POA WEB SITE, click the link “POA Policy Regarding Pets” in the main menu
