If you have not already done so, please submit your email address for the POA email list to board at portocimatownhomepoa dot com. Include your name and property location so we can identify you for the email list. The POA has been using email more frequently for information deemed necessary in between these quarterly letters. If your email address has changed since you submitted it, please send in your new address.
POA ANNUAL MEETING DATE SET FOR SATURDAY, NOVEMBER 4, 2006 AT 9 AM. Please note your calendars, and plan to attend. The 2006 annual meeting of the Porto Cima Townhouse Property Owners Association will be held on Saturday, November 4, 2006 at 9:00 AM at the Porto Cima Clubhouse, in the 19th hole meeting room adjacent to the main dining room. Additional details will be published as the date for the meeting draws near.
YOUR POA NEEDS YOU! At our June 17th, 2006 regular POA board meeting, board members Edward Debus and Jane Kruse announced their intent to step down from the board at the end of their current commitment on November 4, 2006. We thank Jane for her 3 years of service and Ed for his service this past year. We will miss their expertise. This will leave 2 board seats vacant. Owner involvement is essential to the successful operation of your POA. The entire focus of your board is the betterment of the ownership experience and the protection of the owners investment. If you have an interest in serving on the board, we encourage you to nominate yourself. Serving on the board is an excellent way to get involved in your association and let your voice be heard. Board meetings are held quarterly, usually on a Saturday morning. You may make your interest known, and nominate yourself, by sending a short bio to the PORTO CIMA TOWNHOME POA; P.O. GRINDER PUMPS The grinder pumps, if you have one, are a necessary component of the sewage system. After the one year warranty any major service issues can be very expensive to correct. These pumps are the responsibility of the homeowner. THE MOST IMPORTANT NO NO IS THE DUMPING OF GREASE DOWN THE DRAIN. NEVER DISPOSE OF COOKING GREASE OR ANY GREASE DOWN THE DRAIN. LAKE WATER IRRIGATION STATUS AT Villa LaCresta The switch to lake water for irrigation was completed on June 29, 2006.
DEAD TREE REMOVAL EXPENSE CONTINUES This expense will need to be budget for in 2007 and beyond, as it is appears it will continue for the foreseeable future, especially at Punto Piloto! The Board agreed to pay the current expense out of owner’s equity, even though this results in a low equity balances for some neighborhoods. The board also agreed to include tree removal expense in the 2007 budget. Following are expected costs for the current work, and owners equity as of 6/3/06, before paying these costs.
BELLO POINT TOWNHOME ROOF REPAIRS Roof repairs as the result of problems uncovered by recently completed building inspections continues. It is expected that repairs on buildings 5-9 will be completed by the time you read this. Work has started on buildings 10-17. It is likely that some of the more recently completed townhomes will not need the repairs? This will not be known until the roofer checks a particular building. This work is at no cost to the homeowner under your Four Seasons warranty.
FIREWORKS As this issue recently came up, the following is included to clarify any misunderstanding. THE DISCHARGE OF FIREWORKS IS NOT PERMITTED AT ANY TIME under Four Seasons Lakesites POA Resolution, November 19, 2002; updated January 17, 2006, which reads as follows: No fireworks, noxious offensive activities, or nuisances shall be permitted on any lot or common areas.
