ASSOCIATION RESPONSIBILITIES

THE TOWN HOME ASSOCIATION IS RESPONSIBLE FOR:

• All landscaping (mowing, fertilizing, pesticide spraying of grass) (Landscaping Details)

• Shrub replacement

• General pesticide spraying of exterior (See Below For Details)

• SNOW REMOVAL POLICY UPDATED as announced in 10-1-2010 newsletter
  Because of the limited use of some townhomes during the winter months and the expense involved in clearing all drive ways and walks, including those where no one is in residence. In an effort to help control snow removal expense, the board voted at the June 19, 2010 meeting that the snow policy be changed to remove snow after 2 inches have fallen for full time homeowners only and part time homeowners only after they have contacted Todd Nelson to inform him they will be in residence. Therefore, if you will be using your townhome during the winter months and snow is forecasted, please contact Todd Nelson at 573-216-2380 to inform him you will be at your townhome.  Otherwise your driveway and walks will not be cleared.

• Irrigation system (Underground lawn sprinkler system)

• Leaf removal  (Landscaping Details)

• Exterior Maintenance, including pest nesting control, such as birds, wasps, mud daubers
  NOTE: This does not include Window Washing, or Power Washing of the complete exterior.  See 11/19/05 annual meeting minutes for discussion on this subject.

THE FOUR SEASONS POA -   (573) 552-8334 MANAGEMENT OFFICE
IS RESPONSIBLE FOR:

• THE DISCHARGE OF FIREWORKS IS NOT PERMITTED AT ANY TIME UNDER
  Four Seasons POA Resolution, November 19, 2002; updated January 17, 2006
  No fireworks, noxious offensive activities, or nuisances shall be permitted on any lot or common areas.  (Article IV. Section G).

• Snow removal from streets (except for county roads, where the county is responsible)

• Street light maintenance, lamp replacement

• General maintenance of roadway, cutting of grass & weeds
  (except for county roads, where the county is responsible)

• POA Activity Center (located on Horseshoe Bend Parkway)

• Association properties (interior fishing lakes, campground, pools, goat launch ramps, & storage areas)

THE FOLLOWING ARE NOT COVERED BY EITHER ASSOCIATION AND ARE THE RESPONSIBILITY OF THE HOME OWNER

• Window washing

• Outside lighting

• Attached exterior lighting

• Trash/Garbage pickup.  [Click here for trash/garbage disposal vendor info]

• Sewage grinder pumps (Shared responsibility, see explanation below)

• Buried propane tanks installed as part of the original home construction are covered under the home warranty for one year from date of closing.  After this year, any issues with the buried propane tank, or gas lines, are the owners responsibility.   Who to contact

• Maintenance or replacement on added amenities not originally part of the building, for example, awnings or patio/deck covers.

The grinder pumps, if you have one, are a necessary component of the sewage system.  After the one year warranty any major service issues can be very expensive to correct. 

THE MOST IMPORTANT NO NO IS THE DUMPING OF GREASE DOWN THE DRAIN.  NEVER DISPOSE OF COOKING GREASE OR ANY GREASE DOWN THE DRAIN.

• The Four Seasons Lakesites POA Security Officers watch for the red alarm lights and audible alarm sound on the pumps during their regular patrols.  Security calls in any alarms they observe for investigation by Enviro-Line.  (Keep in mind that not all pump control boxes can be seen or heard from the road by the Security Officer during normal patrols.)

• The Four Seasons Lakesites POA has contracted for semi-annual (Spring & Fall) inspections of all members pumps.  This cost of this inspection is paid for by the Four Seasons Lakesites POA.  If a problem (that cannot be corrected during the inspection) is found the home owner is notified.  Any non warranty costs to correct any problems found are the responsibility of the home owner.

• New grinder pumps are warranted for one year, (parts and shop labor) by the manufacturer.   Enviro-Line's labor is not covered under this warranty.  For the current hourly labor rate call Enviro-Line.

• Enviro-line offers a service contract for an annual fee, call Enviro-Line for details.
